Bryson Vanderheydt

Bryson Vanderheydt understands the homebuying process from more than one perspective.


He began his career on the real estate side in 2014 before transitioning into mortgage lending in 2015. That combination of real estate and mortgage experience gives Bryson a practical understanding of what happens throughout a transaction and how the different pieces need to come together to get a buyer to the closing table.


Bryson began his mortgage career with Mortgage Services III, now First State Mortgage, before joining Caliber Home Loans in 2016. After four years with Caliber, he returned to First State Mortgage in 2020, bringing the experience and knowledge he gained along the way. He is proud to have come full circle and continues to serve borrowers as part of the team today.


A Mortgage Approach Built Around Solutions


Bryson believes the best mortgage experience starts with understanding the person behind the loan application.


His goal is to make the mortgage process as smooth and stress-free as possible, from application through closing. He takes the time to understand a borrower's goals, explain their options, and help identify financing that fits their individual situation.


His mortgage expertise includes a wide range of programs, including FHA, VA, USDA, Jumbo, and Non-QM loans. He also works with down payment assistance and grant programs and has experience helping self-employed borrowers and clients who may qualify using retirement assets.


Bryson particularly enjoys working with first-time homebuyers. Buying a home for the first time can come with plenty of questions, and his real estate background gives him an additional perspective when helping borrowers understand both the financing and transaction sides of the process.


At the same time, Bryson works with experienced homebuyers and understands that no two borrowers have exactly the same needs. His approach is tailored to the individual rather than relying on a one-size-fits-all solution.


His personal philosophy is straightforward: There are never problems, only solutions!


That mindset shapes the way Bryson approaches challenges throughout the mortgage process. When an unexpected question or obstacle comes up, his focus is on understanding the situation and finding a path forward.


Serving Homebuyers Across the Midwest and Nationwide


Bryson is licensed to lend nationwide, with a particular focus on borrowers in Illinois, Missouri, Indiana, Iowa, Wisconsin and Arkansas.


His experience across different mortgage programs allows him to work with a broad range of borrowers, from first-time buyers looking for assistance programs to self-employed clients, veterans, investors and homeowners with more complex financial circumstances.


Whether someone is purchasing their first home, refinancing, moving into a larger home or exploring a specialized mortgage program, Bryson's goal is to make sure they understand their options and feel confident about the next step.


Family and Community Are a Big Part of His Life


Outside of mortgage lending, Bryson is a proud husband and father of three boys. Much of his free time revolves around his children's sports, including baseball, football, and wrestling.


He is also heavily involved in his local youth football program in Washington, serving as a Board Member, Flag Director and Coach. The program has grown significantly, with approximately 600 participants across flag football, cheer and tackle football, making it one of the largest youth football programs in the state despite serving a community of roughly 15,000 people.


Bryson is particularly proud of what the program and the community have accomplished together. His involvement gives him an opportunity to contribute to something bigger than himself while spending time with his children and other local families.


When he is not at a sporting event or volunteering with the youth football program,

Bryson enjoys camping and spending quality time with his wife, kids, family, and friends.
